Relocating with Children

It's important for children to feel like they're part of the home buying process and comfortable with their new surroundings, but it may not be best to bring them along on your fact-finding mission. When you have only several days to search for a home, you want to maximize that time. Bored children can make it difficult to concentrate on home options. If you leave your kids with relatives, they can look forward to you returning with photos and video tours of your top homes and neighborhoods. Then, bring them back on another trip to see the house you will be purchasing.

You may still have questions, like... How will I turn on the utilities? And arrange for cable and Internet? What about getting mail and deliveries? Don't worry. These things may be tricky for you to handle while you're out of town, but I can quickly and easily coordinate all of these services. I can even help you find a new family doctor, babysitter and other local resources. I've put many of my clients' minds at ease by simplifying their moving process, and I look forward to doing the same for you.

In order for you to feel more confident about a move, it's important to know a few facts about your new hometown. As a longtime resident of Florida, I know the area well. I can give you an overview of the local neighborhoods, as well as aid in your search for the best place that fits your lifestyle, budget and comfort zone.

Great investment homes can be hard to find. They also take a lot of time and a great deal of money to be successful. In order to choose a smart investment property, you have to understand the property's value, know how long you can hold the property and decide whether to rent or lease the home before you sell it.

A New Job Has Been Offered and Accepted

The weeks of anxiously waiting are over, and your future is pointed toward Orlando. Your next task is to move yourself, your family and years of memories and belongings across the state or, possibly, across country. Again, you ask yourself, where should I start?

Take One Step at a Time

Come visit Orlando. I can help you find a community and house to call home. After spending countless hours on the Internet poring over area information, it's time to come see the city in person. Until then, I will do my best to provide you with as much information as possible, including photos, video tours and events in the area.

Timing is Everything

Many people overestimate the amount of time needed to purchase a home. Using the research I send them, it's very common for my clients to spend a long weekend here in Orlando and find the perfect home. Even if you arrive without a clue of where to start, that's okay, too. We will sit down and discuss your lifestyle, what you enjoy about your current neighborhood and home, and figure out what will be a great fit here in Orlando.

Deciding When to Visit

If you arrive too soon, it may be difficult to negotiate with a seller who doesn't want to wait. And if you come too late, some sellers might not be able to move out quickly enough. The best time to visit is about 5 to 7 weeks prior to when you want to move into your Orlando home. Of course, this is just a rule of thumb and we can often shift closing dates. But for most of my clients who know where they want to live, this timetable has proven to be perfect.

Negotiations and Inspections

Negotiations can take time, especially when dealing with REO (bank-owned properties). However, all negotiations and paperwork can be handled long distance via email and fax.

If you cannot be in attendance for your home inspection, don't worry. I will be there to allow access to the property and meet with the home inspector. Today, all inspectors manage their reports electronically, which means you will have your report in a few days, if not hours, after the inspection. And if you like, we can review your inspection report together over the phone or instant message.

It's Close to Closing

Take a deep breath... relax... and get excited! You finally made it. We found the perfect community and home. We negotiated a great deal and secured financing. And now you're ready to close on your home. If you're unable to be in attendance on the day of closing, don't worry. The paperwork can be overnighted to you for your signatures, and then overnighted back for seller signatures. In Florida, the day of closing is generally the same day you take possession of your home. If it's an REO property, it may be a day or two later. And the next thing you know, I'll be welcoming you to Orlando!
